2019 confirmed the attractiveness of the logistic sector for a wide range of investors, and the raising interest for land, developments and speculative projects

Logistics investment volumes in 2019 were explosive, reaching unprecedented levels with a total of around €1.5 billion. Transactions during the last 12 months increased considerably to a total of 43 (+19 on 2018), sanctioning the dynamicity of the market, although many operations were characterized by a lower average size as investors who have successfully set up a platform pursue incremental growth strategies and as the last mile segment consolidates among major players.
2019 has been a record year for the logistics occupier market with a total take-up of approximately 1.8 million sqm, which represents the highest absorption ever recorded in the Italian market. With regards to the occupier sector, yearly take-up was mainly influenced by 3PLs, which continued to take the lion share. A slight increase in pre-let transactions was recorded and contributed to a predominance of grade A buildings taken up during the year. Development activity recorded important levels, with around 1 million of sqm completed during 2019.
